The report consists of a PDF file that contains the property description in English (automatic translation), characteristics (if they were made available by the publisher), images and a satellite map with the location pin on it. You receive a selection of 10, 20 or 30 properties, depending on your request.
No. The report only contains a selection of the currently available homes. If you would like us to help you review the legal paperwork, we offer paid assistance.
Our suggestion is to order the largest report (REF 30), first. When we create the selection, we always mention at the end of the report „Based on your criteria there are more properties available at the moment the selection was made”. If there are more than 30 properties, you can easily request a new report with 10 or 20 properties, at a later time.
If there are too few properties, we will inform you of this aspect. In this case you should consider broadening the selection criteria. Think here of area range (distance), upper price limits, land area, and so on.
We recommend one real estate report per month.
From our experience this is the most optimal period that covers most of the newest properties.
Two reasons:
– properties can be withdrawn due to various reasons. It can be that the owner decided not to sell anymore, or that something unexpected happened and the listing was deleted.
– properties are sold. As long as you do not bid and pay the guarantee for your offer, someone else can buy it.
We select properties that met your criteria and are available for sale at that moment. There are no guarantees that the selection will be 100% on your liking.
These reports take quite a lot of time to analyze and to compile. If you want another report, you pay it again. We do not offer refunds.

Our fee schedule is as follows:
for urban properties 2,87% from the transaction amount (with a minimum of €1595)
for rural properties and land 3,87% from the transaction amount (with a minimum of €2095)
for industrial and commercial properties 4,87% from the transaction amount (with a minimum of €2795)
Please note that the above minimum fees are applicable for Timis, Arad and Bihor county.
If the property is located somewhere else or if the transaction takes place in other counties, and if the resulting fee is equal to or less than the minimum fee, additional costs apply (such as travel and accommodation costs).
By bank transfer or via a payment link that will be provided at the moment when the report is ordered.
The selection and compilation can take anywhere between two to three work days. You will be notified once the report is finished.
