B) Equipment included in the inventory:

Claas baler, feed trailer, bale trailer, new Bobcat 700 hours with new adapters pick and drill, bulldozer arm, Claas mechanical scythe 3 m, mechanical scythe 165 cm new, FNC mill with malodor 11 KVA, cattle labor with weighing scale, rake, drainer 6000 liters, pasture tiller plus other small farm equipment.

Space for 880 cattle with self-locking feeders, drinkers and galvanized steel separators, all new.

C) Goodwill, supply contracts with large supermarket chains and worker.
The demand for Bio meat products exceeds the supply possibilities on the internal market in Romania, as a whole, by a factor of multiples. As such, there is ample room for expanding the business, with guaranteed operational profits.
Current distribution contracts include the following supermarket retailers: Lidl, Carrefour, Kaufland, Auchan and smaller networks of specialized shops in the field of sausages and organic Bio meat products.
A dedicated team of 4 hired skilled workers is also included in the deal.

D) Subventions
State-sponsored agency APIA provides subventions as follows:
up to 550 euro per mature animal, up to €490 per hectare of certified Bio land, up to €200 per hectare for agricultural non-certified land.
There is also the possibility to obtain other types of subventions, such as subventions for Green Energy, subventions for skilled workers and so on.

Features that are not included in the transaction:

– The stables and the land where the stables are built on, are not included.
At the moment there are 7 stables available that are leased, of which 4 are recently renovated, plus one storage facility, also renovated.
These facilities are leased based on a yearly contract at a rate of €1100 + VAT / month.
There is the option to either lease or to buy the facilities.

– Certified Bio plots of land comprised of pastures and arable land, summing up to 120 hectares are leased for a period of up to 10 years.
There is also an option to expand the land inventory, by leasing an additional 900 hectares plot of land, that has prospects for Bio Certification.

– There is also the option to acquire these plots of lands by purchasing them, however, according to the newly adopted Agricultural Land Law, this procedure requires that the buyer meets very specific criteria.

– Cattle forage for the coming winter period is not included in the shown price, however there is an option to have forage provided and stocked. The costs can vary between €48000 and €79000, depending on market conditions.
